What is an Exclusive Buyer’s Agent Agreement?
Anyone who hires a real estate agent will have to sign a contract to commence the real estate transaction. Sellers sign a listing agreement and for buyers its buyer’s agency agreement. For agents, this is a very important contract because it ensures that we will be paid for our services. Real estate agents work on a commission basis and only make a commission when they help buy/sell a property. The exclusive agency agreement holds the buyer to the agent and allows for a smooth closing.
Listing Agent
A listing agreement is a contract between a real estate broker and an owner of real property granting the broker the authority to act as the owner's agent in the sale of the property.
The agreement will include all of the following terms and more:
A beginning date and a termination date.
The list price at which the property will be offered for sale.
The amount of compensation offered to the broker
In addition, other terms which may appear in the agreement can include:
Authorization to post a sign, to advertise the property, and to put a lockbox on the door, as well seller's obligations to advise the broker on the condition of the property, and broker's obligations to advise the seller about regulations and laws which may affect the sale.
Property management
A property manager is an individual or company that is hired to oversee the day- to-day operations of a unit of real estate.
Property Manager Responsibilities:
Advertise units and negotiate lease terms
Perform tenant screenings
Act as liaison between tenants and property owners
Collect rent on a monthly basis and handle late payments in a timely manner
Maintain property by addressing tenant complaints, completing repairs and enforcing rules of occupancy
